4000 Medical Parkway, a commercial office renovation by Mark Odom Studio in Austin, transforms a 10,000 ft² 1971 triangular building into a Class A creative studio headquarters. Completed in 2024, the adaptive reuse strategy preserved the original footprint and primary structural elements while enhancing daylight, accessibility, and spatial function. A high-performance thermo-spruce façade replaces the dated limestone shell, while new skylights, windows, and an exterior elevator with a glass skybridge introduce visual clarity and operational efficiency. Replacing the front parking with a landscaped buffer redefines the building’s urban presence and underscores a wellness-driven approach to workplace design.

4000 Medical Parkway offered Mark Odom Studio a rare opportunity to redefine an unusual triangular building through a design that not only restored functionality but made the geometry work in favor of programming, circulation, and experience. Rather than simplifying the plan, the architects utilized the shape to establish clear interior zones, allowing views and access to complement the building’s angular character. This strategy was directly tested by the studio itself, which moved its headquarters to the top floor, occupying and fine-tuning the very spaces it designed. The result is a workplace prototype shaped equally by experimentation and lived experience.

Built in 1971, the building sits on a half-acre lot and was originally a Class C office surrounded by surface parking. The design retained the existing slab, walls, and roof framing, qualifying the project for site plan exemption and reducing both time and cost. The limestone façade and turreted corners were removed, revealing a clean footprint that allowed the full geometry to be programmed. These reclaimed corners now serve as double-height conference rooms with 12-foot window walls, maximizing the volume and bringing daylight deep into the floorplate.

A new exterior elevator tower was introduced to avoid cutting into the existing plan. Its white volume contrasts with the warm thermo-spruce cladding that wraps the building. A glass skybridge connects the elevator to the second floor, where a carefully placed west-facing 12-foot window offers light and views at the landing. The cladding, used in place of the outdated limestone, contributes to building performance and visual consistency. The restrained palette also features blackened steel elements, including the cantilevered awning, operable windows, and exterior stairs, which create a simple yet deliberate contrast. Landscaping completes the composition as a third layer of texture and material clarity.

Skylights and new window openings were added throughout, while restrooms were relocated to the southern edge to open all elevations to daylight. The interior was programmed for creative industries with flexible, multi-use zones and improved building envelope performance. Although extensive changes were made, the design preserved the original structure and retained full leasable square footage, proving that performance and density can coexist in retrofit projects.

Perhaps the most visible intervention is the removal of the original front parking lot. In its place, a landscaped green yard was added between the street and the building. This decision reorganized the building’s public face and introduced a soft edge to the hard urban condition. As noted by the architects, “the adaptive reuse project prioritizes wellness and sets a precedent for greenscapes in urban areas.” The front yard functions as a threshold, a buffer, and an amenity, anchoring the renovation in both architectural and environmental terms.

4000 Medical Parkway was awarded the 2025 AIA Austin Design Award of Excellence, underscoring its role as a model for urban office retrofits that respect existing structures while enabling renewed identity and purpose.

The transformation elevates the building from a dated office into a contemporary Class A workspace with upgraded systems, accessibility, and finishes. By occupying the project themselves, the architects ensured every spatial and technical decision supported both short-term function and long-term usability. This investment in clarity, material control, and program logic has since been acknowledged by the local design community.
