Frank Lloyd Wright’s Westhope Relisted for $3.5 Million after Major Price Drop

Frank Lloyd Wright’s Westhope, a 10,400-square-foot residence in Tulsa, Oklahoma, has been relisted for $3.5 million after undergoing extensive restoration. Originally built in the 1920s for Wright’s cousin, Richard Lloyd Jones, the home is one of the architect’s largest private residences and features his rare textile-block construction, incorporating 5,200 panes of glass. Stuart Price, who purchased the home in 2021 for $2.5 million, invested in structural repairs, kitchen renovations, and waterproofing before initially listing it for $8 million in 2023. The property’s price has since been adjusted twice, reflecting the challenges of selling a historically significant home. With its geometric forms, skylit atrium, and distinctive architectural details, Westhope requires a buyer committed to its preservation, as emphasized by selling agent Rob Allen.

Westhope, a Frank Lloyd Wright-designed residence in Tulsa, Oklahoma, has returned to the market at $3.5 million, reflecting a substantial price reduction from its initial 2023 listing of $8 million. Built-in the 1920s for Wright’s cousin, journalist Richard Lloyd Jones, the home is one of the architect’s largest private residences and among only three Wright-designed structures in Oklahoma. Spanning 10,400 square feet, Westhope exemplifies Wright’s textile-block system, a rare construction method where patterned concrete blocks are interlocked and reinforced with steel rods. It remains the only example of this technique outside California, with its façade incorporating 5,200 glass panes—nearly half of the exterior.

Jones, the former publisher of the now-defunct Tulsa Tribune, initially commissioned the home with a budget of $30,000, but construction costs ultimately surpassed $100,000. Westhope is linked to a well-documented anecdote about Wright’s flat-roof designs.

According to Meryle Secrest’s Frank Lloyd Wright: A Biography, Jones once called Wright during a storm, frustrated by rain leaking onto his desk. Wright reportedly replied, “Richard, why don’t you move your desk?” Jones’s wife also remarked, “This is what we get for leaving a work of art out in the rain,” while using pots and pans to catch water from the leaking roof.

Tulsa-based property investor Stuart Price purchased Westhope in 2021 for $2.5 million from Barbara Tyson, a member of the Tyson Foods family. He undertook an extensive restoration project, addressing structural repairs, waterproofing, refinishing floors, restoring the textile blocks, renovating the kitchen, and replacing window glass. Price initially listed the home for $8 million in 2023 before reducing it to $4.5 million. After briefly considering moving into the property himself, he relisted it at the current $3.5 million price.

Westhope’s design is defined by geometric forms, an open-plan layout, and an atrium-like main room illuminated by a skylight. The two-story residence includes five bedrooms, 4.5 bathrooms, a backyard pool, and a two-bedroom guest house. Selling agent Rob Allen of Sage Sotheby’s International Realty emphasized that purchasing a home of this historical significance requires a commitment to preservation. The market for such a property is highly specialized, appealing to buyers who not only appreciate its architectural importance but are also willing to maintain its integrity.

  1. What an elegant home. Very different from other Frank Lloyd Wright homes I have seen with a lot of wood and stones, I like both works. The asking price is an unbelievable bargain and when you factor in the recent upgrades and restoration it’s a fantastic deal. Hoping that the right buyer comes along very soon and they occupy and enjoy this lovely home.
