Housing Črnuški Bajer residential complex, designed by Bevk Perović arhitekti + Arhitekti Počivašek Petranovič in Ljubljana, transforms a former industrial site into a structured yet landscape-integrated development of 161 units. The six-block layout follows a linear axis and employs a façade gradient in green to merge with the adjacent forest. Housing typologies vary from duplexes with gardens to terraced and senior-accessible units. Corner windows, horizontal eaves, and timber cladding mark subtle architectural differentiation. A curving pedestrian network and spatial buffers support the architectural strategy and embed the housing into its surrounding environment.

Housing Črnuški Bajer, located in the suburban neighborhood of Črnuče on the northern edge of Ljubljana, occupies a site shaped by low-rise residential surroundings and strong natural features, including a pond at the front and a dense forest to the north. The area is predominantly composed of single-family houses with gardens and rows of terraced homes.

The site, formerly home to a brick factory and its clay pit, was redefined through a pre-established urban development plan. Within this framework, Bevk Perović arhitekti + Arhitekti Počivašek Petranovič designed two rows of three linear residential blocks each, positioned along a southwest–northeast axis with slight shifts to create visual variation. The ensemble consists of six blocks containing a total of 161 apartments, all served by a shared underground garage.

The architects intended for the development to blend with the landscape. This intention is expressed through a façade design using green tones that gradually darken toward the adjacent forest. The color gradient was conceived to soften the visual impact of the compact arrangement and extend the perception of green continuity between built and natural elements.



Each building is organized with a central corridor, placing the housing units along the longer sides. While the structure of the floor plan remains consistent, specific units introduce typological diversity: duplexes on the ground floor mimic individual homes with gardens, upper-floor units offer expansive terraces, and a series of senior-friendly dwellings are located on a lower ground level, opening directly onto the pond.

The façade system follows a uniform language with a rough surface texture and matching tones for windows and joinery. Openings are emphasized by elongated horizontal eaves that articulate the buildings’ linearity.

Corner windows expand the visual reach of living spaces, increasing natural light and providing broader views. These openings counterbalance the dense spatial arrangement and activate the corners of each block.

Material variation is introduced in the duplex and terrace units, which are clad in timber and marked by larger window areas, subtly disrupting the otherwise uniform exterior treatment.

The landscape strategy reinforces the architectural intent by organizing the site with irregular pedestrian paths and discrete outdoor furnishings. These elements create visual rhythm between the blocks, buffer individual units, and further integrate the complex into its natural surroundings, establishing a coherent and layered living environment.
