MB110 Bierbrunnen, a mixed-use development by Lechner & Lechner Architects in Salzburg, brings architectural coherence to a fragmented commercial corridor along the Munich Federal Highway. Completed in 2023, the project integrates residential, office, and commercial spaces within an L-shaped structure designed to mitigate environmental impacts from high-traffic surroundings. A landscape-driven approach introduces vertical gardens, public plazas, and mobility strategies that redefine the site’s relationship with Salzburg’s evolving infrastructure.

The MB110 Bierbrunnen addresses the lack of urban cohesion along the Munich Federal Highway in Liefering, an area historically rural but now defined by an unstructured commercial sprawl. Located between the Salzburg-Mitte highway exit and the Austrian-German border, the site is a key transit node where the Munich Federal Highway intersects with Forellenweg and Lieferinger Hauptstraße. To alleviate congestion, the state of Salzburg has expanded the four-lane road between Freilassing and Salzburg Mitte, incorporating pedestrian and cycling infrastructure to enhance connectivity. This redevelopment required the demolition of two existing buildings and land reallocation for public infrastructure, creating an opportunity for a new architectural intervention.

The design takes the form of an L-shaped structure that mediates between the varying scales of its surroundings. A stepped massing establishes terraced zones that shield residential spaces from traffic noise and emissions while improving conditions for the adjacent low-density neighborhood. Toward the highway, the structure extends outward, defining a strong urban edge. Cantilevered elements reinforce its presence, marking it as a distinctive architectural landmark. A break in the massing at the property’s boundary maintains continuity with the surrounding urban grain while respecting the spatial composition of Freilassing.

At street level, the project strengthens the public realm with a partially covered colonnade that provides a sheltered transition between the street and ground-floor commercial units. This spatial layering enhances the pedestrian experience and promotes sustainable mobility. The program integrates offices, retail spaces, and 34 residential units while incorporating an existing 20-year-old structure, which is partially overbuilt up to the third floor. A comprehensive mobility strategy prioritizes public transportation, with a nearby bus stop and dedicated cycling and pedestrian infrastructure reducing reliance on cars. Additionally, the site’s reconfiguration has enabled the expansion of the Munich Federal Highway, introducing additional traffic lanes while maintaining pedestrian accessibility—an urban transformation previously constrained by the existing built fabric.

Originally dominated by impermeable surfaces and vehicular infrastructure, the site has been reimagined with a landscape-led approach. Two rows of trees and vertical gardens are integrated into the building, extending to a rooftop terrace conceived as a multi-level belvedere with panoramic views of the Alps and Salzburg’s historic center. Reflective surfaces, integrated water features, and a beer garden contribute to microclimate regulation, mitigating urban heat island effects. The Bierbrunnen Plaza emerges as an ecological and social focal point, reinforcing the project’s role in shaping Salzburg’s evolving urban landscape.
